Every room has antique furnishings with modern comforts: private bathroom, luxury linens, plush bathrobes and slippers, environmentally friendly bath products, AC, and a Smart TV preloaded with streaming. Rollaway beds are available on request in most rooms for a small extra charge.

The inn

A farmhouse that has welcomed travelers for generations.

The original farmhouse was built in 1860 as part of a working farm known for soldier beans, a New England specialty crop. The home has accepted guests from far off places since at least 1960, first opening as a hostel during the winter ski months, and was carefully transformed into a four seasons bed and breakfast in 1987. It has operated as such ever since, keeping the character the Jones family built into it in the 19th century.

Today the inn pairs that history with modern comfort: free high speed WiFi throughout, Smart TVs preloaded with streaming, and thoughtful touches like plush robes and slippers in every room.

Eating nearby

Waitsfield village, minutes away, has farm-to-table restaurants, pubs, and pizza spots the valley is known for, including American Flatbread, Mad Taco, and the 1824 House. Ask the inn for current favorites when you arrive. The Sugarbush golf club's 18 hole course is nearby; reserve tee times in advance.

Good to know before you go

  • No pets, please. The inn's own dog will happily keep you company instead.
  • Cancellation needs 15 days notice; no-shows and same-day cancellations are charged the full stay.
  • Rates exclude 9% state tax and a 4% fee; weekend stays usually require two nights.
  • No outside alcohol: the inn's bar serves beer and wine since 2022.
  • Shoes come off at the door to protect 100+ year old wood floors; slippers are provided in every room.

Staying safe

  • Winter roads in the valley are serious: carry proper tires and allow extra time after snow.
  • River swimming holes and Warren Falls are beautiful but currents change; never swim alone.
  • The Warren/Waitsfield Suite uses a steep staircase, worth knowing if stairs are a concern.

Getting here

The inn is at 243 Tremblay Rd, Waitsfield, VT 05673, in the Mad River Valley between Route 100 and the ski mountains. Burlington International Airport is about an hour's drive. Check-in is after 3:00 p.m.; call ahead if you will arrive later than 9:00 p.m.

What are the room rates?

Current rates are shown on our booking page. Rates vary by season, and peak rates apply during Fall Foliage (September 20 to October 19), Christmas and New Year week, Presidents Day weekend, the 4th of July, Labor Day, and Indigenous Peoples Day. All rates exclude 9% state tax and a 4% fee, and are subject to change without notice.

What are the check-in and check-out times?

Check-in is any time after 3:00 p.m. Please call if your arrival will be later than 9:00 p.m. Check-out is by 11:00 a.m.

What is the cancellation policy?

At least 15 days notice is required to change or cancel a reservation. If the inn is notified before the 15 days, a full refund is issued minus a $25 processing fee. No-shows, early departures, and same-day cancellations are charged the full amount of the stay. Cancellations after the required date are charged whatever portion of the stay the inn cannot re-book.

Are children welcome? What about extra beds?

Well-behaved children are welcome. Children 3 and under stay free; a rollaway setup is $35 in most rooms (the Ascutney room is too small for one). A minimum stay of two nights is required on most weekends; call the inn, as exceptions can sometimes be made.

Are pets allowed? Can I smoke?

Pets cannot be accommodated, but the inn's dog will happily be your surrogate companion. Smoking and vaping are not permitted inside the inn; there is an outdoor smoking station.

Is breakfast included? What else is on site?

Yes: 2 made-to-order breakfast options daily, with fresh fruit, locally roasted organic coffee, teas, local cider or orange juice, plus homemade afternoon treats. The inn also has a game room, complimentary snacks and sodas, an in-house bar (beer and wine; outside alcohol is not allowed), fireplaces, an outdoor fire pit, an outdoor hot tub, and a 1 mile river walking path. Free high speed WiFi throughout; every room has a Smart TV with streaming.
